Tax Treatment of Rental Income

Survey data from 2014 indicates that registrations with Residential Tenancies Board show very dispersed ownership with 64% of those registered have 1 property and a further 17% have 2 properties. Thus, small landlords represent a key source of supply.

Responding to a survey conducted in 2014, 62% of landlords indicated that while they intended to remain in the rental sector they did not intend to increase the number of rental properties they owned. Only 4% responded that they intended to increase the number of properties they held, while 29% indicated that they intended to sell as soon as possible.

Furthermore, 70% of landlords responded that they have an outstanding debt on their property, with 71% of these said that their mortgage or loan repayments were higher than the rental income.
